
Residential Conveyancing fees
Our prices include our fees for our legal representation throughout all stages of the transaction, as referred to in our conveyancing process on our Residential page. There will be other charges that are mandatory and that we will need to pay on your behalf during the transaction such as search fees and Land Registry fees. We aim to be as transparent as we can regarding the likely fees and other charges applicable to a transaction.

Please see below for an idea of what fees and other charges you can expect to pay depending on the transaction. Our fee is based on the value of the property and the specifics of the transaction.

Our fees are all subject to VAT at the current rate of 20%.

Sale: Our fees start at £695.00 plus VAT rising to £2,500.00 plus VAT for properties up to £1,700,000.00

Purchase: Our fees start at £695.00 plus VAT rising to £2,500.00 plus VAT for properties up to £1,700,000.00

Re-mortgage: Our fees start at £625.00 plus VAT rising to £1,500.00 plus VAT for properties up to £1,700,000.00

Transfer of equity: Our fees start at £625.00 plus VAT rising to £2,000.00 plus VAT for properties up to £1,700,000.00
The above fees are on the basis the property is freehold, there are no mortgages, no Management Company or other third parties involved and no additional undisclosed matters, such as a gift from a third party or separate lenders solicitors. Please note that no two residential conveyancing transactions are the same. Additional fees may be payable depending on the specific nature of your transaction, for example, if the property is Leasehold. Please refer to our additional legal fees section below for further information.
A property transaction would be more considered more complex for the following reasons below, but this is not an exhaustive list:

If a Deed of Variation was required for the terms of a Lease or Transfer

If the property is unregistered and the deeds are missing
-
If the Building Safety Act is involved
-
If the property subject to a Lease or sold/purchased subject to a Tenancy Agreement.

Complexity of lender requirements i.e. if Independent Legal Advice is required
Should any of the above matters be applicable, this would be dealt with at our Partners’ hourly rates of £225.00 plus VAT (at 20%) per hour. An updated estimate of fees would be provided in these circumstances.

We are unable to accept instructions to act on transactions where the property value exceeds £1,700,000.00.
Other than our legal/professional fee, there will be our additional fees payable depending on the transaction such as: -

Telegraphic Transfer Fee - £35.00 plus VAT
Stamp Duty online submission fee (Purchase/Transfer) - £35.00 plus VAT
Leasehold Title Fee (Leasehold only) - £225.00 plus VAT
Typical other charges (payments to third parties which do not form part of our fees) will include the following :-

Land Registry Official Copies - (sale, remortgage and transfer) from £7.00 per document and a minimum of two documents (official register and plan) will be required

Bankruptcy search (purchase & re-mortgage) £6.00 per name

Drainage and Local Search pack (purchase) £202.00

Land Registry Official Search (purchase and remortgage) £7.00

Land Registry Fee (purchase, remortgage and transfer) from £20.00 up to £1,105.00
Other searches such as environmental, ground stability, flood and coal mining may be required for a purchase depending on location. If you are taking out a mortgage, we will have to do these additional searches to satisfy your lender’s requirements. If you are a cash purchaser then whilst we would recommend these searches, they would be optional. These searches can be between £30.00 - £115.00.

Stamp Duty Land Tax or Land Transaction Tax will depend on the purchase price of the property and whether you are a first-time buyer, buying a shared ownership property or an additional property, amongst other factors. You can calculate the amount you will need to pay by using the Stamp Duty Land Tax calculator (if the property is in England) or the Land Transaction Tax calculator (if the property is in Wales).

The Land Registry Fee listed above will depend on the price paid or the value of the transaction and whether the property is already registered at the Land Registry or is subject to first registration. Land Registry Fees are on a set scale and further details can be found by clicking here.​

Additional Legal Fees
There may be other fees payable during the transaction due to matters which we are not aware of at the time the matter begins. Please click below for our current list of possible additional fees.. This list is not exhaustive. These fees are all subject to VAT at the current rate of 20%.
Commercial Conveyancing Fees
For commercial property matters we do not have fee scales as each transaction will be different and our costs will be based on an hourly rate of £225.00 per hour plus VAT at 20%.
Wills & Lasting Powers of Attorney - cost information
Please see a guide to our consultant fees for wills and Lasting Powers of Attorney (LPA) below. All costs are subject to the complexity of your instructions and the distance travelled in meeting with you. Any increase in the quoted fee will be advised at your initial meeting.

Lasting Power of Attorney (LPA) is a document appointing others to act on your behalf in respect of your Property and Financial affairs or Health and Welfare:

Probate Fees
We know that dealing with a bereavement is an emotional time, which can be made worse by also having to sort your loved one's affairs whilst dealing with your grief. This is why our consultant aims to lighten the burden and can assist you in obtaining Grant of Probate and administering the estate, or in just obtaining the Grant of Probate.

Obtaining the Grant only for an estate that is not taxable – from £895.00 plus VAT up to £1,395.00 plus VAT

Obtaining the Grant only for an estate that is taxable – from £1,495.00 plus VAT up to £1,995.00 plus VAT
Our consultants’ fees for obtaining Probate will cover the costs for meeting with you, confirming the type of application required, preparing all documents for submission, dealing with any enquiries from the Probate Registry and supplying you with the Grant of Probate.
The fees quoted are subject to the value of the estate, complexity of the estate and the distance travelled in meeting with you (if applicable). As every estate is bespoke, it is impossible to give a fixed quote or a definitive answer to what makes an estate “complex”. A complex estate could be where an original Will has been lost, for example. If you wish to instruct our consultant to extract the Grant, they will require the Executor/Administrator of the estate to provide full details of the assets, liabilities and any applicable valuations.
Factors that will impact our consultants fees for obtaining the Grant can include the following: -

Dealing with Executors outside of the UK
Should additional work be required in respect of the matters listed above this would be dealt with at an hourly rate of £195.00 plus VAT at 20%.
If you wish to instruct our consultant to obtain the Grant and deal with administration of the estate, this will be dealt with at the hourly rate of £195.00 plus VAT at 20%. There will also be an additional fee of 1% of the estate. Please note however, that this does not include the value of any property owned by the deceased. The administration would include contacting all financial institutions with whom the deceased held assets, as well as the beneficiaries of the estate and preparing the Estate Accounts.
Factors that will impact our consultants fees for dealing with the administration of the estate can include the following:

Dealing with assets and beneficiaries outside of the UK.

If the deceased held business interests

If there are many beneficiaries of the estate or the beneficiaries cannot be easily located

Dealing with a large portfolio of shares

Third parties that do not respond in a prompt manner
Our consultants fees will not include the following:

Dealing with the sale or transfer of any property in the estate

Advising on tax (with the exception of Inheritance Tax)

Dealing with the on-ongoing management of trusts created within the Will.
Our consultant will guide you at the outset as to whether any further fees (in addition to those set out below) are likely and will not undertake any work until fees have been agreed in writing.
As well as our consultants fees, there will also be the following other charges (payable to third parties): -
• Court Fee for Probate £300.00
• Additional Copies of the Grant £1.50 per copy
• Trustee Act Notices in The London Gazette and a local publication, from approximately £250.00 (Recommended)
• A search carried out by a third party of all financial providers to ensure all assets have been located, from £295.00 plus VAT at 20% (Recommended).
