Conveyancing fees
We aim to be as transparent as we can regarding the likely fees and disbursements applicable to a transaction.

Please see below for an idea of what costs and disbursements you can expect to pay depending on the transaction. Please note that we do not have a fixed fee scale as every transaction differs due to price, location and complexity so we therefore recommend that you contact us for the most accurate costs estimate for your particular transaction.

Sale: Our fees start at £695 plus VAT rising to £999 plus VAT for properties up to £600,000. Please contact us directly for an estimate for higher value properties.

Purchase: Our fees start at £695 plus VAT rising to £999 plus VAT for properties up to £600,000. Please contact us directly for an estimate for higher value properties.

Re-mortgage: Our fees start at £625 plus VAT rising to £825 plus VAT for properties up to £600,000. Please contact us directly for an estimate for higher value properties.

Transfer of equity: Our fees start at £625 plus VAT rising to £825 plus VAT for properties up to £600,000. Please contact us directly for an estimate for higher value properties.

Other than our professional fee, there will be additional fees payable depending on the transaction such as:-

Telegraphic Transfer fee for electronic funds transfer £35 plus VAT

Stamp Duty online submission fee (purchase) £35 plus VAT

Leasehold Title Fee (leasehold only) £195 plus VAT
There may be other fees payable during the transaction due to matters of which we are not aware of at the time the matter commences.

Typical disbursements (payments to third parties which do not form part of our fees) will include the following :-

Land Registry Official Copies - (sale, remortgage and transfer) £6/£12

Bankruptcy search (purchase & re-mortgage) £2 per name

Drainage and Local Search pack (purchase) £202

Official Search (purchase and remortgage) £3
Other searches such as environmental, ground stability, flood and coal mining as examples may be required for a purchase depending on location. If you are taking out a mortgage we will have to do these additional searches to satisfy your lender’s requirements. If you are a cash purchaser then whilst we would recommend these searches, they would be optional.

Stamp Duty Land Tax will depend on the purchase price of the property and whether you are a first time buyer, buying a shared ownership property or a second home, amongst other factors.
​
Land Registry Fees will also depend on the price of the property and whether the property is registered or subject to first registration.
​
For commercial property matters we do not have fee scales as each transaction will be different and our costs are usually based on an hourly rate of £225 per hour.

Wills & Lasting Powers of Attorney - cost information
Please see a guide to our consultant fees for wills and Lasting Powers of Attorney (LPA) below. All costs are subject to the complexity of your instructions and the distance travelled in meeting with you. Any increase in the quoted fee will be advised at your initial meeting.
